Before we look at a single home. It tells us your real budget, and in a competitive situation it’s the difference between an offer being taken seriously and being set aside.

Matching listings land in your inbox the morning they hit the market, and I’ll flag the ones worth your time along with the ones I’d skip and why.

We tour homes together

I’ll point out what you’d be taking on, not just what looks good. Sometimes the most useful thing I do is tell you a home isn’t the right one.

We write a strong offer

Price, conditions, and timing built around your situation and what the seller actually cares about. I’ll walk you through every clause before you sign.

Conditions, closing, keys

Inspection, financing, lawyer, and the details in between. I stay on it right through closing day and I’m still around after you’ve moved in.

This is an estimate for planning only, not a mortgage approval or financial advice. It assumes property taxes near 1.3 percent of the purchase price, 150 dollars a month for heat, and the standard 39 and 44 percent debt service ratios. Your actual approval depends on your credit, employment, the property itself, and your lender’s own rules. Things buyers ask me

In Canada the minimum is five percent on the first 500,000 dollars of the purchase price and ten percent on the portion above that, up to 1.5 million. Under twenty percent down you’ll also pay mortgage default insurance, which gets added to your mortgage. There are also closing costs to plan for, usually land transfer tax, legal fees, and an inspection. We’ll map all of it out early so nothing lands on you at the last minute.

In most residential sales the seller’s brokerage offers compensation to the buyer’s brokerage, so buyers commonly pay nothing directly. Either way, the arrangement is written into the buyer representation agreement we sign before we start looking, and I’ll walk you through it line by line first. You’ll never be surprised by a number.

Yes. It tells you what you can actually spend rather than what a calculator guesses, it holds a rate for you while you shop, and when you find the right home it lets us move quickly. Looking first and financing later is how people end up disappointed.

From first conversation to closing, most of my buyers land somewhere between two and six months, though it depends entirely on your timeline and how specific your list is. Once you’re under contract, closings are typically thirty to ninety days out.

Quite different. The contract comes from the builder, deposits are structured in stages, closing dates can move, and upgrades are priced in a way that isn’t always obvious. I’ve supported over 100 new home transactions and built my own home, so this is the part I know best.
