Commission and any marketing costs are agreed in writing before your home ever hits the market, and I’ll walk you through exactly what each piece covers. You’ll also want to budget for legal fees and, if you have a mortgage, a possible discharge or transfer cost. I’ll give you a full estimate of your net proceeds early so there are no surprises at closing.

It depends on your finances and how much uncertainty you can live with. Selling first means you know your budget exactly but you may need a short term rental or a longer closing. Buying first is less stressful to move but carries risk if your current home takes longer than expected. We’ll look at your situation and the current pace of the market together before you commit either way.

It varies by community, price point, and season. Rather than quoting an average, I’ll show you how long comparable homes near you have actually taken over the last few months, and we’ll build your timeline from that.

Usually not. Big renovations rarely return what they cost right before a sale. Paint, decluttering, deep cleaning, and small repairs almost always do. I’ll give you a prioritized list and tell you honestly where to stop.
