Perth County sits inland in southwestern Ontario, north and east of Huron. Its four lower tier municipalities, North Perth, Perth East, Perth South and West Perth, held 40,639 people at the 2021 census. Add Stratford and St. Marys and the census division comes to 81,565.
That addition is the thing worth understanding before you buy here. Stratford and St. Marys sit geographically inside Perth but are administratively independent, each with its own council. When Perth County collapsed fourteen municipalities into four in 1998, both were left out of it. It affects your taxes, your services and who you deal with, and it catches buyers out regularly.
The county is farm country with a theatre town in the middle of it. Stratford runs a world class festival, Listowel is the fastest growing town in the region, and Perth East holds one of the larger Amish and Mennonite communities in the province. All three sit within half an hour of each other, which is a genuinely unusual mix for a rural county.
Perth is the county I live in, so I know it street by street rather than from a listing sheet. The spread here is wide, from Stratford prices down to what a hobby farm costs out in Perth East, and the right answer depends entirely on what you are trying to do. Tell me that first and the shortlist gets short quickly.
Four distinct markets, and the price gap across them is wider than most people expect.
The two separated towns, each with its own council. The highest prices in the county and the strongest heritage housing stock, driven by the Festival in one and the limestone downtown in the other. Also the two places with a VIA station.
North Perth and Listowel. The growth end of the county, up 18.3 percent across the municipality and 26.7 percent in Listowel itself between the last two censuses. If you want new build supply rather than a renovation project, start here.
West Perth and Mitchell, where Highways 8 and 23 cross. Solid older housing, a real main street and prices well under Stratford for noticeably more square footage. This is where I live.
Perth East and Perth South. Milverton, Millbank, Shakespeare and a long list of hamlets, much of it Amish and Mennonite country. This is where most of the acreages, hobby farms and working farms in the county change hands.

Perth is not one thing, which is what makes it interesting to buy in.
Stratford runs one of the best known theatre festivals in the world, and the effect spills across the county. Restaurants, galleries and a visitor economy that a town of thirty three thousand would not otherwise support.
It shapes the local calendar from spring onward.
Listowel grew 26.7 percent between the 2016 and 2021 censuses and North Perth grew 18.3 percent, largely on people leaving more expensive parts of the region. That is where most of the new construction in the county has gone.
Projections have Listowel past ten thousand by 2030.
Perth East holds a substantial Amish and Mennonite community. Furniture makers, quilt shops, bakeries, cheese making and carriage builders operate as a working local economy across Milverton, Millbank, Newton and the hamlets between them.
Horse drawn traffic is normal on these roads.
Most of Perth County is productive farmland, and the majority of rural transactions here are acreages, hobby farms and working farms rather than village houses. If that is what you are after, the search works differently and I will explain how.

The township seat, exactly twenty seven kilometres from both Stratford and Listowel, in the middle of Mennonite country.
Shakespeare, Sebringville, Dublin, Millbank, Atwood, Monkton, Kirkton and many more. Most of the land here changes hands quietly.

Run your own numbers first. This uses the federal stress test rate, so what it gives you is closer to what a lender will actually approve than most online calculators. Stratford runs well above the county average.

Both have their own mayor and council. In practical terms that changes your property taxes, some services and which office you deal with, and it is the single most common thing buyers here do not realise.
A county wide average does not tell you much, because Stratford and a hamlet in Perth East are completely different markets. Tell me which towns you are considering and I will pull the real comparables for those specifically, the same day.
If you want heritage character and the Festival, Stratford or St. Marys, and expect to pay for it. If you want new construction and a hospital in town, Listowel. If you want a real main street with more square footage for your money, Mitchell. If you want land, Perth East and Perth South are where most of the acreages and hobby farms are.
The Avon Maitland District School Board and the Huron Perth Catholic District School Board both serve the county, with secondary schools in Stratford, St. Marys, Mitchell and Listowel. Smaller communities send secondary students to a neighbouring town, so confirm the catchment before you write an offer.
It depends where. Stratford is about forty five minutes from Kitchener Waterloo, and Mitchell is roughly an hour east of it along Highway 8. London is about sixty kilometres south of Mitchell on Highway 23. Perth County Connect also runs scheduled buses, including a Listowel to Kitchener service.
