Exeter sits on Highway 4 in the south of Huron County, on the Ausable River, roughly fifty kilometres north of London and a similar distance south of Goderich. It is the largest centre in the Municipality of South Huron, with 4,863 people at the 2021 census. Two Irish settlers, James and Jane Willis, arrived in the winter of 1832 and the town grew from there.
Exeter calls itself the Home of the White Squirrel, and it is not a marketing invention. A genuine white variant of the eastern grey squirrel has been documented here since the early 1900s, and residents released more of them in 1961 which pushed the numbers up. The town mascot is called Willis, after those first settlers. People from here are Exonians.
The practical case for Exeter is the combination. A heritage Main Street with a real range of shops and restaurants, a hospital with a twenty four hour emergency department, and Lake Huron at Grand Bend about twenty five minutes away. That is beach access without beachfront prices, and it is why a lot of buyers from London end up looking here.
Exeter is a town I get asked about a lot, usually by people who want to be near the lake without paying Grand Bend money. That logic holds up, and I can tell you which streets here actually deliver on it and which do not. If you are moving up from London, I will be straight about the trade offs.
Exeter is compact, and the supply here runs a wider range than most towns its size, from modest older homes to genuinely upscale new builds.
The oldest part of town, around the 1887 town hall. Older housing on established lots, walking distance to the shops, the restaurants, the library and the hospital. If you want to be able to leave the car at home, this is the part.
The river side of town, with direct access to the MacNaughton Morrison Trail. Quieter streets and the best of the green space.
Exeter has a wider spread of new construction than most towns this size, running from straightforward family builds up to genuinely upscale homes. This is where to look if you want something that needs nothing, and where most of the bungalows are.
Outside town, South Huron takes in Dashwood, Crediton, Centralia and Huron Park along with a lot of farmland. Acreages and hobby farms come up out here, and Dashwood has its own community supported medical centre.

About thirty two kilometres and twenty five minutes to the beach at Grand Bend, with the Huron Country Playhouse out that way as well. Close enough for an evening, not close enough to pay for it in your purchase price.
Exeter calls itself the gateway to the west coast.
An eight kilometre groomed loop along the Ausable River, running right off Main Street and open through all four seasons. Unusually good for a town of under five thousand.

South Huron Rec Centre is home to the Exeter Hawks, with public skating, pickleball and walking programs. The outdoor pool runs through the summer, the lawn bowling club has been going since 1902, and there are two golf courses minutes out.
More facilities than the size suggests.
Exeter sits on Highway 4 roughly halfway between London and Goderich, which is the whole appeal of its location.
About forty five minutes south on Highway 4. Western and Fanshawe are both inside an hour.
About twenty five minutes west to the Lake Huron beach.
Roughly half an hour north, up Highway 4 through Clinton.
East across the Huron and Perth farmland.
Southeast, and the nearest VIA Rail station is there.
Straight south to London and north through Clinton toward Goderich. Main Street is the highway.

London is about fifty one kilometres south on Highway 4, roughly forty five minutes, which puts Western and Fanshawe inside an hour. Grand Bend and the Lake Huron beach are about thirty two kilometres west, roughly twenty five minutes. Goderich is about the same distance north.

Beyond the boundary in South Huron you will find acreages and hobby farms.
The Avon Maitland District School Board and the Huron Perth Catholic District School Board both serve the town, and South Huron District High School is the local secondary school. Catchments matter if a specific school is important to you, so check before you write an offer.
It is one of the better value ways to do it. You are about twenty five minutes from the beach at Grand Bend without paying beachfront prices, and unlike a lot of shoreline villages Exeter has a hospital with a twenty four hour emergency department, a full Main Street and a rec centre. That combination is hard to find closer to the water.
Exeter competes with Grand Bend for the same lake minded buyers at a lower price, so the well presented homes here do not sit long once the weather turns.
